Environmental Quality & the S in ESG: Insights Coming Soon!

Fitwel’s newly announced Relational Data tool will dig into performance across several core areas, including overall health promotion achievement, optimization of walkability and transit access, and support of a high-quality environment. Environmental quality is one area that we are especially excited to dig into, given the health impact, opportunity for growth, and demonstrated impact on asset value and social benefit.

Environmental quality includes several components such as air quality, water quality, thermal comfort, lighting, maintenance, and acoustics, all of which impact physical and mental health. While each of these elements has a unique impact on human health, several features also influence asset value, making them a powerful tool for influencing ESG, which is focused on nonfinancial factors that have implications for long-term value.

One example of an element with multifaceted impacts is Indoor Air Quality (IAQ), which occupants often rank as the most impactful aspect of indoor environmental quality. Measures to reduce contaminant concentrations in the air, such as ventilation, source control, and filtration, have been tied to potentially tens of billions of dollars in increased productivity, tenant satisfaction, and reduced absenteeism, benefiting employers. High-quality indoor air also reduces the risk of litigation, unexpected renovations, and settlements.
