Project: 18 Tremont Street, Boston, MA 02108; 3-Star Rating

Building Details: More than 204,419 square feet, 12 floors

Major Tenants: Archibus, Environmental Defense Fund, Massachusetts Legal Assistance Corporation

18 Tremont exemplifies Jamestown's mission to transform spaces into future-proof innovation hubs and community centers. Together with Fitwel Partner Verdani Partners, they recreated this 1902 mixed-use building in the heart of Boston's financial district using Jamestown’s signature approach of adaptive reuse development instead of new construction. To help earn a 3-Star Fitwel Rating in April 2022, the building team implemented a range of health-promoting strategies, including installing plant towers to make fresh herbs and produce available to all building tenants and ongoing air quality assessments and monitoring.

18 Tremont includes over 2410,000 square feet of ground-floor retail space and 12 floors of office space for tenants such as Archibus, the Environmental Defense Fund, and the Massachusetts Legal Assistance Corporation.

How does Fitwel align with Jamestown’s mission and values?
At Jamestown, we are focused not only on the health of our buildings, but also promoting healthy choices for our building occupants. The evidence-based strategies implemented at 18 Tremont are the types of wellness-based amenities that our tenants want. It’s impressive to see the health-focused design features being incorporated into new buildings, however the fact that Fitwel also accommodates existing buildings is crucial for transforming the built environment to better promote human health. Around 80% of the buildings we have today will exist in 2050, so in addition to retrofits for energy efficiency, Fitwel serves as a great roadmap for implementing and validating operational changes to improve building health.

Which Fitwel strategies were used at 18 Tremont?
We implemented a hydroponic garden, improved advertising of local amenities, office plants, active workstations, and signage encouraging occupants to use the stairs and practice good hand hygiene. These strategies have improved health programming and food access for building tenants and provided simple but important health-promoting prompts to encourage healthy choices. The building is just blocks from Government Center, City Hall, Faneuil Hall, Boston Common, public transit, several shops, restaurants, hotels, and apartments.

How does Fitwel align with Verdani’s mission and values?
Fitwel has been a great rating system for implementing common sense health and wellness strategies that project teams value and benefit from, and we always aim to provide added value to our services beyond just a certification award. Furthermore, Verdani prioritizes employee satisfaction, mental health, growth, and wellbeing as part of our work culture, implementing a variety of Fitwel strategies at our headquarters such as active workstations, health programming, and healthy snacks.

We have certified 54 projects to date, with many more in the pipeline that are currently being certified. As a company, we have seen an increase in client demand for health and wellness certifications, particularly when combined with other sustainability rating systems.
